What Is an Annual Boiler Service?
An annual boiler service is a comprehensive health check for your heating system. It involves a Gas Safe registered engineer inspecting your boiler's internal components, testing gas pressure, checking the flue for safe emissions, cleaning key parts, and verifying that all safety devices are functioning correctly.
Manufacturers require an annual service to maintain your boiler's warranty. If you skip a year, your warranty may be voided — leaving you exposed to the full cost of any future repairs or replacements. A service typically costs a fraction of what a single major repair would cost.
Regular servicing also keeps your boiler running at peak efficiency. Over time, components collect dust and debris, burners become less effective, and seals degrade. A service addresses these issues before they become faults, ensuring your boiler delivers maximum heat output for minimum gas consumption.
We service all makes and models including Worcester Bosch, Vaillant, Ideal, Baxi, Potterton, and Glow-worm. Whether you have a combi, system, or heat-only boiler, our engineers are trained and equipped to service it to manufacturer standards.
What Happens When You Skip Your Annual Boiler Service?
The most immediate consequence of skipping a service is warranty invalidation. Most boiler manufacturers require proof of annual servicing to honour warranty claims. If your boiler fails and you cannot produce service records, you will pay the full cost of repair or replacement — which can run into thousands of pounds.
An unserviced boiler also becomes less efficient over time. Dirty burners, degraded seals, and accumulated debris force the boiler to work harder to produce the same heat output. This translates directly to higher gas bills — typically £50–£150 more per year for a boiler that has not been serviced in 2–3 years.
Safety is the most serious concern. A boiler that has not been inspected can develop faults that produce carbon monoxide — a colourless, odourless gas that causes around 60 deaths per year in the UK. An annual service includes a flue gas analysis that detects unsafe combustion before it becomes a risk to your household.
Finally, neglected boilers break down more frequently. Minor issues that would be caught during a service — a small leak, a worn seal, a loose connection — escalate into major faults when left unchecked. Prevention is always cheaper than cure.
Our Process
How It Works
Visual Inspection
We check the boiler casing, flue, pipework, and surrounding area for signs of damage, corrosion, or leaks.
Internal Component Check
We open the boiler, inspect the heat exchanger, burner, ignition system, seals, and electrodes for wear or deterioration.
Gas Pressure & Rate Test
We test the gas inlet pressure and burner gas rate to ensure the boiler is operating within manufacturer specifications.
Flue Gas Analysis
We measure carbon monoxide and carbon dioxide levels in the flue to verify safe, efficient combustion.
Cleaning & Reassembly
We clean the burner, condensate trap, and any accessible components, then reassemble and reset the boiler.
Report & Recommendations
You receive a written service report detailing all findings. If we identify any concerns, we provide clear recommendations and costs.
Benefits
Why This Matters
Protects Your Warranty
Annual servicing is required by manufacturers to keep your boiler warranty valid. We stamp your service book or provide digital records.
Reduces Energy Bills
A well-serviced boiler runs more efficiently, using less gas to produce the same heat — saving you money every month.
Prevents Breakdowns
We catch minor issues before they become major faults. This keeps your boiler running reliably through winter when you need it most.
Extends Boiler Lifespan
Regular maintenance reduces wear on components, helping your boiler last 15+ years instead of the typical 10-year average.
Carbon Monoxide Safety
Every service includes a flue gas analysis — giving you documented proof that your boiler is combusting safely.
Complete Peace of Mind
After your service, you know your boiler is safe, efficient, and ready for the heating season ahead.
What We Check During Your Boiler Service
The service begins with an external visual inspection. We check the boiler casing for damage, the flue terminal for obstruction, the condensate pipe for blockages, and the gas supply for any signs of leaks or corrosion. We also check that the boiler has adequate ventilation and that the installation still meets current Gas Safe regulations.
Inside the boiler, we inspect the heat exchanger for cracks or corrosion — this is the most critical and expensive component. We check the burner for debris, the ignition electrodes for wear, the fan for correct operation, and the pump for smooth running. Any seals that show signs of degradation are flagged for replacement.
Gas pressure testing involves measuring the inlet pressure at the meter and at the boiler, then comparing the burner gas rate to manufacturer specifications. Incorrect gas pressure can cause inefficient combustion, higher bills, and in extreme cases, dangerous carbon monoxide production.
The flue gas analysis is performed using a calibrated analyser. We measure CO, CO2, and flue temperature to verify that combustion is within safe parameters. These readings are recorded on your service report and serve as documented proof of safety compliance.
For system and heat-only boilers, we also check the expansion vessel pre-charge pressure, the safety valve, the system pressure gauge, and the motorised valves. For combi boilers, we test the diverter valve operation, hot water flow rate, and central heating temperature differential.
At the end of the service, we reassemble the boiler, reset any service counters, and test the full system including central heating and hot water modes. You receive a written report with all readings, findings, and any recommendations for future work.
