What Is a Landlord Gas Safety Certificate (CP12)?
A landlord gas safety certificate — officially called a Gas Safety Record or CP12 — is a legal document that confirms all gas appliances, pipework, and flues in a rental property have been inspected and are safe to use. It is issued by a Gas Safe registered engineer after a thorough safety inspection.
Under the Gas Safety (Installation and Use) Regulations 1998, every landlord in England and Wales must arrange an annual gas safety check on all gas appliances they own and provide to tenants. This includes gas boilers, gas fires, gas cookers, gas hobs, and gas water heaters. The check must be completed within 12 months of the previous inspection.
A copy of the Gas Safety Record must be given to existing tenants within 28 days of the check, and to new tenants before they move in. Landlords must keep records for at least 2 years. Failure to comply can result in prosecution, fines of up to £6,000, and imprisonment in serious cases.

What We Inspect During a Gas Safety Check
The inspection covers every gas appliance provided by the landlord in the property. For gas boilers, we check the burner operation, gas pressure, flue integrity, ventilation, and safety devices. We perform a flue gas analysis to measure carbon monoxide and carbon dioxide levels, ensuring combustion is within safe parameters.
